Let me tell you how? When a customer asks me to do any renovation or home improvements work, I usually have a coffee with them and ask questions to see what they want to achieve, and this is where things can go horribly wrong.
You see, they know in their mind what they want to see and they try to explain it to me assuming I can see inside their mind, and conversely I think I know in my mind what they want too. The problem is we both see different things.
So, how do we make sure we are clear about things? Usually I suggest a few show rooms for them to visit to get some ideas from. I ask them to take a camera to record what they want and then I have a starting point.
From here I can make suggestions and we can start to see the finished picture.
One of the next things to consider is what type of home improvements you want. Do you want to change something to make things easier at home or are you looking to add value to your home?
Three of the most popular projects I am asked to carry out when people don’t do it themselves are decoration, new bathrooms and new kitchens. All three add value to a property in their own way.
Decorating can be as simple as repainting walls and ceilings, and you can have any colour you like. Don’t worry if you don’t know what matches because most major paint suppliers have colour wheels to show you which colours go together. If you are scared about getting paint splashed all over, why not try a paint pad system. They are so easy to use, and without the mess!
A new bathroom can be so important to a “Mum”. It is often the only place where she can lock the door and have some peace! Recently a Mum told me she loved to have a good soak in the bath and have some time to herself. I suggested that adding some dimmable down-lights in the ceiling might help her to relax even more. She loved the idea and it was simple to do too.
A good tradesman will never mind you doing some of the work yourself to save you some cash!
Whenever you consider carrying out home improvements, only work with people you feel you can get on with, and make sure they come recommended by someone that you know and you have seen examples of their work. This tip alone will make your project so much more rewarding.

Armed with home equity loans and unprecedented appreciation in property values, homeowners have updated kitchens, landscaped gardens and finished basements at a frenetic pace. The assumption, until relatively recently has been that the appreciation in housing would return that home improvement investment and more. Record low interest levels made home improvement loan rates very attractive.
But it doesn’t take a lot of remodeling to burn through a lot of money. With an average kitchen remodel alone costing ,000, it’s easier than you might think to turn the cost-versus-value equation on its head. One professional in the field makes the point that you start with a bathroom, because it’s developed a leak. That’s done, and the rest of the house doesn’t look nearly as good as it did. Despite low home improvement loan rates, it takes a lot of money to upgrade an entire house.
“This is an issue because of how aggressive the lenders have been” in approving home improvement loans to cash-strapped borrowers, says Richard Roll, president of the American Homeowners Association in Stamford, Conn. “You could be in a position where you need to get 105 percent of the total debt on the property and you can only get 98 percent of that from a buyer.” Those who can afford to sell at a loss must pay the difference out of pocket. Those who can’t afford it face an unpleasant choice: Remain hostage in a home that no longer meets their needs, or lose the house if they can’t make their loan payments.
Over the last 10 years, we’ve seen a fairly significant core of the population taking advantage of the home improvement loan rates and spending more than half the value of their home on improvements, according to one Harvard-based expert. People have moved into older, smaller homes and looked on the upgrade as an investment.Most of us, though, should take a long, hard look at our neighbors before dropping another dime on granite countertops. Comparable sales prices are a good place to get started. A realtor can tell you what additional value would be added to your home in whatever type of remodeling you’re thinking of doing and whether any improvements you might make are out of step with the neighborhood. Many realtors feel that exterior home improvements are by far the better investment than interior upgrades.
One professional publication does a yearly survey on the issue and says that some exterior home improvements are a good bet, but so are some inside jobs. Generally speaking, you won’t recover the full cost of any home-improvement project though some clearly boost value better than others.
For example, you’ll recover nearly 99 percent of costs on a minor kitchen remodel, 96 percent on a midrange siding replacement and 95 percent on a two-story addition, according to Remodeling Magazine’s 2005 Cost vs. Value Report. A few jobs, including an upscale siding replacement and a midrange bathroom remodel, will yield more than a 100 percent return. Professional realtors feel that a good landscaping makeover is a critical exterior home improvement that can bump a home’s value up to seven percent.

Perhaps the kitchen is your bete noir? If it is you can do a lot with some new blinds and lampshades. Try some potted plants on the window ledge this can brighten most kitchens. If the paint-work really is past its prime then you need to decide whether you need a whole new paint job or whether you can get away with touching up the doors and base boards. If your bedroom needs a face-lift then try some new bed covers and toning curtains. Add a few cushions to your bed and you immediately have a more luxurious look.
